Celebrating Classic Southern Design

17 Oaks Plantation is a testament to the enduring beauty of historical architecture. This plantation home is a meticulously crafted replica brought to life through dedicated research and a passion for preserving the past.

Land Clearing and Construction

  • Entrance: A bricked gateway welcomes residents and visitors from Fort Christmas Road.
  • Driveway: A 400-foot oak-lined drive leads to the plantation home, nestled in the center of the hammock.

Plantation Home:


  • Size: Over 8,500 square feet, with 5,000 square feet designated as living space.
  • Skylights: Seven skylights enhance the home's charm by allowing dappled light to fill the interior.
  • Kitchen: Features a large kitchen with a dining area and a pantry.
  • Formal Areas: The dining and living areas maintain a pre-Civil War era formality.
  • Entertainment Suite: Includes a 1,200-square-foot space with a full bar and a deck overlooking one of the two fishponds.

Master Suites:


  • First Floor: 450 square feet with a private bath.
  • Second Floor: 650 square feet with a private bath.
  • Additional Bedrooms and Baths: Two other bedrooms and three full baths, all with tiled floors. The home features natural cherry wood flooring throughout.
  • Carriage House/Garage: An attached four-stall structure.
  • Completion Date: The plantation home is scheduled to be completed by July 30, 2014.
  • Design Inspiration: Plans were developed after researching architecture and engineering in over 30 pre-Civil War plantations.

Air-Conditioned Modules:


  • Caretaker’s Unit: 1,750 square feet, with a full kitchen, 1 ½ baths, laundry, and storage.
  • Office Module: 1,750 square feet, with 2 half baths and additional storage.

Construction Details

  • Footings: Oversized and reinforced with 3,000 lb. fiber concrete.
  • Concrete Block: All cells are filled solid with 3,000 lb. fiber concrete and reinforced with steel.
  • Knee Wall Basement: Features a French drainage system with a 4-inch pipe and drainage cloth filter laid in 1.5-inch stone.
  • Garage Floor: 4-inch thick 3,000 lb. fiber concrete.

Walls and Trusses:


  • Exterior and Load-Bearing Walls: Constructed with 2 x 6 studs, 16 inches on center.
  • Floor and Wall Trusses: Spaced 16 inches on center.

Plywood:


  • Flooring: ¾ inch plywood.
  • Walls: ½ inch plywood.
  • Roofing: 5/8 inch plywood.
  • Insulation: All walls and floors are insulated for high-efficiency heating and cooling, as well as soundproofing.
  • Exterior Siding: 12-inch hardy board siding for a historical appearance.
  • Windows and Doors: Energy efficient.

Interior Features:


  • Stairways: Two interior stairways.
  • Second-Floor Hallway: 7 feet wide with 12-foot cathedral ceilings.
  • Master Bathrooms and Showers: Tiled with porcelain tile.
  • First Floor: Features 9¼ inch crown molding and 9¼ inch baseboards throughout.
  • Lighting: Seven skylights on the second floor and sixty-two recessed lights.
  • HVAC: Three two-stage energy-efficient systems.
  • Progress: Construction continues toward completing the plantation home.
